Please note this page refers specifically to our 5 bed home at Indian Creek.  Some of the information is however generic to all our properties.

Why should I choose a villa and not a hotel?

Hotels in the Disney area can be very expensive; in fact you will probably pay the same price for one person as you would for the entire villa for up to 12 people!  In addition you are not just in one room, you have individual lounge, dining area, kitchen, bedrooms, bathrooms and of course your own private heated swimming pool with covered terrace (lanai) and a kid's splash pool. The pool is west facing so you get the sun from late morning right throughout the day.  There are also 5 TV's, 2 videos, a DVD player and a CD player so there's plenty of choice for the whole family. A perfect solution to all your holiday needs. 

Why should I choose your villa?

We are neither a large company who have very little personal contact with their homes and guests, nor an individual owner who relies on a management many thousands of miles away. This gives us a distinct advantage. The homes we offer for rental are personally managed by ourselves, thus ensuring quality accommodation and service. Should you have any questions before or during your stay please contact us and we will be glad to assist. You will always be able to speak to either Martin or Lyndsie and will never get a third party answering service.

Are your homes regulated for my families safety?

All our homes are fully licensed by either Osceola, Polk or Lake County, dependant on their location. In addition all our homes have been inspected by the Department of Business and Professional Regulation and are fully licensed by the State of Florida.  In order to become fully licensed our homes had to meet a rigorous number of quality and safety standards.

In addition we are fully tax compliant so there is no danger of your accommodation becoming unavailable due to unpaid taxes to both County and State.

The authorities can and (have) shut down many rental homes due to the non-compliance of the above.

Can I pay for the villa by Visa or MasterCard, Discover or AMEX?

Yes, we are now accepting credit card payments. We also accept payments via the PayPal.  There is a small fee for using these services which is dependant on your home country.  Please ask about our rates if you wish to use one of these payment methods.

What if I have a problem during my stay?

We personally manage all our properties to a high standard. We are on call 24/7 to assist you at any time during your stay should you have any problems with the home.

Are there any shops and Restaurants close by?  

Within just a two minute drive there is a great selection for you to choose from.  They include:

  • Chinese Restaurant & Take-away (with free delivery to villa)
  • Japanese Restaurant & Take-away (with free delivery to villa) 
  • TGI Friday's
  • Carrabbas - Italian Restaurant (Our favourite)
  • Red Lobster
  • Cracker Barrel
  • Giordano's - Italian Restaurant
  • Taco Bell
  • Outback Steakhouse Diner (great steaks)
  • Subway (great for sandwiches)
  • Dairy Queen (fabulous ice creams)
  • Chemist / Pharmacy
  • Hair salon and tanning center ( you shouldn't need the tanning center!)
  • 18 Hr supermarket (A 24 hour Publix supermarket a further 1 mile away West down highway 192)
  • Camera and Electrical Store
  • CD and music store
  • ½ hour photograph developing
  • Off-License / Liquor store
  • Tourist Information
  • Free parking

If you can't find what you want here you're only yards from Highway 192 that has too many shops and restaurants to list.

Is there anywhere for a great American Breakfast Buffet?

 Within 5 minutes or so you have all the following places: (plus the one's we've forgotten)

Golden Corral - McDonald's - Denny's - Western Sizzler - Ponderosa - IHOP - Bob Evans - Wendy's - Angel's - Shoney's

What is the booking process?

The booking process is very simple.

As we are based in Florida and have a contact address back in the UK there is no need to send mail transatlantic, all paperwork can be dealt with in your country of residence for your convenience.

  • The reservation is received and we check availability for your chosen home
  • A no obligation quote is then given for the home or an alternative if your chosen home is not available.
  • Should you wish to proceed we then email or fax you our booking form and terms and conditions.

  • You complete the booking form and return a signed copy to us by mail or fax along with your reservation deposit of US$350 (GBP£200)
  • The booking is confirmed by email or fax as soon as the the booking form and deposit are received.
  • Full payment is required 10 weeks before you travel  (if your trip is booked less than 10 weeks before you travel full payment is required at time of booking)
  • After we receive full payment we send you address details, key codes (no finding an office after a long journey, the key is at the house) , directions etc
  • Please feel free to ask any questions during any part of the booking process.

That's it.  Now just look forward to your vacation, knowing all the paperwork's been taken care of.

What is the difference between the reservation and security deposit?

The reservation deposit is required to reserve the accommodation, this deposit is non-refundable as it is part of the rental rate. A separate security deposit is held to protect the home owner against damage to their property. This deposit is returned within 14 days of departure should no damage occur at the home

What if I have a problem with the home during my stay?

We personally manage all our properties to a high standard. We are on call 24/7 to assist you at any time during your stay should you have any problems with the home.

What is the cancellation policy

The guest may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing or by e-mail. The following cancellation charges will apply:

  • More than 10 weeks before arrival – Loss of Deposit
  • Between 5 to 10 weeks before arrival – Loss of 50% of Total Cost
  • Less than 5 weeks before arrival – Loss of 100% of Total Cost

If through circumstances beyond our control, it is necessary for us to cancel, which would be totally exceptional, we will refund any monies paid, without interest or further compensation.

Do you hold a security deposit?

We take a $350 (£200) security deposit at time of booking.  This can be paid by cheque (check) or by credit card.  The $350 security deposit is fully refunded to you within 14 days of departure if no damage has occurred to the rental home.

Is there maid service available?

There is an optional maid service available.  Please ask for quote and further details should you be interested in this service.

Can you or your management company provide a babysitter?

We cannot directly supply a babysitter but there is an excellent company that come highly recommended. You can find their details by clicking on the logo below.  As we do not have children ourselves we have not personally used this service, so please satisfy yourself that they provide everything you require.

Is there plenty to do for the children in the villa?

There are 5 TV's, 2 videos, a DVD player CD player and Xbox with games so that the  kids can watch what they want anytime.  There are also inflatables for the west facing pool and board games such as Scrabble, Connect 4 and Monopoly etc. Just seconds from the villa is a children's play area.

(There's also decks of cards for the adults for those late night Poker games!)

Are all linens and towels included?

All towels and linens are provided, including a selection of beach towels for the pool area.

Where do I collect my key?

You pick up your key from a lock box outside the villa.   This is great for guests as in the vast majority of villa rentals you'll need to visit an office somewhere in Orlando.  As you'll probably be unfamiliar with Orlando this will take time and will waste your valuable holiday time.  You will in most cases also be required to return the key before departure.  Staying with us is so much simpler and relaxing than many other Florida rentals.

Do you always get the sun around the pool?  

As the pool is west facing you get the sun all day from late morning, even in the winter.  This will really make a big difference to your vacation.  You can watch the sun set in the evening from the large pool area.

How much does pool heat cost?

We charge just $150 per week. Remember you'll only require heat in the winter months. Please note that it takes between 12 an 24 hours to heat the pool so if requesting it on arrival there will be a delay before the pool is up to temperature.  Of course, if requested at time of booking the pool heat will be switched on prior to your arrival.

When do you advise pool heat?

As a rough guide pool heat is generally recommended between October and April.

What sort of temperatures and rainfall should I expect?

Do I have to pay extra for a high chair or cot as at many other villas? (not free in all homes)

Unlike many other villas we provide all these free of charge. Just request at time of booking.

Do you offer any late availability discounts / early booking discounts?

At certain times we do offer reduced rates, please enquire about your preferred dates to see if we can offer you a preferential rate.  You can check our latest deals here

Where can I get advice on buying my own vacation home?

When buying in the US you need the services of a professional realtor.  We were very lucky that we found Teri Isner of Keller Williams Realty. Teri and her team would be more than happy to help you.  You can find more details on her website at www.terisner.com. Please mention that you were recommended by Martin and Lyndsie.

Are there disabled facilities at the villa/resort?

Although the villa is not specifically design for the disabled it is still suitable for most people.  The villa is all on one floor with no steps or inclines.  All baths are low to allow easier access.

Are all the amenities included in the price?

All resort amenities are free to all our guests at no extra charge.

Where can I get a visual tour for my property?

If you would like a visual tour for you business please email us.

I need to keep in touch with my business via email and the Internet?

Many of our homes now have free internet access. Just ask at time of booking to see if your preferred home has this facility.

Has the villa got any safety features?

All our homes have all the safety features required by state law (and more). They include alarms on the pool doors and interior security lighting in case of an emergency. A fire extinguisher is also supplied for your families safety. We also provide plastic cups, plates etc to be used in the pool area. 

Do you accept pets?

Sorry, we love animals but cannot accept them in our homes.

What is your smoking policy?

We do not allow smoking in the villa.  We have spent a great deal of time, effort and money on the homes and would like to keep them in great condition. We also find that many guests prefer a smoke free environment.  Of course you're more than welcome to smoke around the pool, which is probably where you'll spend much of your time. Smoking in the villa will mean you will lose your entire security deposit.

Is there a golf course nearby?

There are many golf course's close by.  At present the Wyndham Palms resort is negotiating preferential prices with the closest course for all its guests. This course is less than 5 drive walk from the villa.

Does the villa have its own phone?

The villa does have a phone and all calls are free, even international.  Full instructions are in the villa.
